Many brokers are demanding higher commission rates on lower priced yachts, like 10%.
They all have an overdeveloped sense of self entitledment and think we should fund their immininent retirement at the age of 35.
Everybody needs to make a living but today a brokerage business can be run as a part time/hobby business from a smart phone.
And most of them do ...... if their tag line line is that you need to make an appointment....then more than likely their office is a phone booth somwhere.

I have had about 15 emails and not one viewing in past few months after taking my time to return the emails I don't hear back again from them.....maybe not fender kickers but dreamers perhaps I should change it to No dreamers please ! Haha

If you bought either one of the two you have posted the adverts for, what if anything would you need to do them to make them into a live aboard
If you dont mind me asking in what way does your present boat fall short of your current needs/wants
I crew on a 3 (i think) year old 33 foot Jenneau in the local race season and the owner who is 73, has owned many boats over the years and has sailed both for leisure and racing all his life and has a a fair bit of offshore experience including 13 Sydney/Hobarts seems to be fairly happy with how it is holding together and he is not afraid to drive it hard to do well in a race.
If you come to Tassie to look at the DS in Hobart hopefully we might be able to meet in person and if you need crew for the test sail i wouldn't say no

By Tassie standards it seems like a lot of boat for the money if the general condition is as good as the photo's indicate

The Tassie boat has all I ever want for live aboard, 2 cabin , strong tender davits with solar and D400 wind genset.
The electronics on both boats have basic standed shop fit-outs. But this is not a concern as I have 3 mobile chart plotters that come with me when I jumb ships.
HF radio and Australian registration would need to be added.
Aircon and dive compressor would be the only other additions I would be looking at adding.
There are about 6 Jeanneuas 42/43s I have my eye on in Australia....
The Tassie boat is priced well and I have a feeling it maybe hard to bump it down to what I'm looking at spending.
The boat in Vic is one year older and has nothing but the basic base model arrangement it would need 20k spent for davits/solar and wind generator.
I will be keeping a sharp eye on the Tassie boat!
Now I have dropped the price to a ridiculous amount on my current yacht they seem to be all coming out of he wood work tonight! Makes me wonder should I bump it back up! Haha
I'm about to sell a yacht I spent $120 k for a bargain price of 50 k ........is that close to your 10% rule CISCO? Haha
No it is not. I have recently got rid of a yacht that I paid $35,000 for and spent another $20,000 storing it for 8 years, for a return of $300.
That hurt, you can be assured. The $35,000 was spent a long time ago but the ongoing storage fee was every month for what had become an almost irrepairable and worthless yacht. It was worth less than the sum of it's parts.
What you buy or sell a yacht for is not what the 10% rule is about. I will repeat the rule so that hopefully you will understand it.
The rule is:-
"Never let your yachts/boats/TOYs represent more than 10% of your nett worth."
As I understand it, for YOU, your yacht is not a TOY. It is your home and what you base your life around?? So for YOU a TOY would be another yacht that you go racing on or a sports car or an aircraft or a land yacht or a competition go kart.
I base my life around my family and that requires REAL ESTATE. The more real estate one owns means the more expensive yacht he can afford to own as a TOY.
Hard to make it any plainer than that. Do you now understand the 10% rule???

Yeah I just shot off a few emails thinking hey if they are serious then let's talk on the phone.
Well funny how they turn up after a price drop! Soon my boat will be so cheap I won't even bother taking them out, just give me the money please and sort it out for yourself, I will say to them.

The extended stern does give the yacht a more classic appearance and it is quite clever with the walk through transom/sugar scoop type stern. No doubt it would get a foot or two more waterline length when heeled which is usually a good thing for speed.
From the photos it looks to definitely have a fractional rig with a substantially larger area main sail but I do not see any running backstays. The mast looks like it may be 100 to 200 mm further forward too.
Should we call this one a "hotted up" Cavalier/Davidson 28??
Many of the Northshore/Santana/Peterson 30s got the same "hotting up" with fractional taller rigs placed further forward.
